Inspection Pricer: Repair Cost Reports for Hilton Head Realtors
Upload an inspection report and get priced, trade-by-trade repair ranges back, from the licensed builder who would do the work. Free for realtors on Hilton Head Island, and in Bluffton and Beaufort, where we may take on projects off-island.
What It Does
An inspection report tells your client what is wrong. It does not tell them what it costs. That gap is where deals stall.
Priced from real repair work
The ranges come from the builder who would do the work: HHI Builders prices these repairs on the jobs we contract.
Ranges, with the uncertainty marked
Every item carries a range. Anything that genuinely needs an on-site look is flagged and priced as preliminary, so nobody negotiates against a number that has not been verified.
Your context is part of the input
Tell us what to leave out (a repair the seller already handled, an item outside the deal, a timeline that changes the approach), and the report reflects it in the notes.

Book a callHow It Works
Six steps, and only three of them need you at the keyboard.
Step 1
Create a free account
Name, email, brokerage, phone and your SC license number. That is the whole signup.
Step 2
Add the property and the documents
An address on Hilton Head Island, or in Bluffton or Beaufort, where we may take on projects off-island. Then upload the inspection report and everything alongside it (action lists, addenda, supporting documents) as PDFs. Scanned pages are fine.
Step 3
Tell us what we should know
One free-text box for exclusions, access notes, timeline, and deal context. It is read as instruction, not as background noise.
Step 4
We read the documents
Extraction runs in the background and takes minutes, not seconds. Close the tab. We email you when it is ready.
Step 5
You confirm the item list
Every extracted item comes back with its reference number, the issue, and where it is. Untick anything that should not be priced, confirm, and pricing runs.
Step 6
Your report
Read it online, download the branded PDF, or open the emailed copy. Every report you run stays in your account.
What Is in the Report
The same format HHI Builders has been handing to agents by hand, now self-served.
- A cost summary by trade, sorted so the money shows up first
- Key notes, including anything you told us to exclude and why
- Detailed line items, each tied back to its reference number in the inspection report
- Flagged items that need an on-site evaluation, carrying preliminary ranges
- Contractor recommendations
- A standard disclaimer

Common Questions
Is the Inspection Pricer really free for realtors?
Yes. Every report is free. Your first one runs instantly. A second report asks for a fuller contact form first and we follow up with you shortly after; realtors in our VIP Realtor Program run unlimited reports.
Which properties can I run a report on?
Reports are available for Hilton Head Island, and in Bluffton and Beaufort, where we may take on projects off-island. If the property sits outside those areas the tool says so up front rather than returning numbers we cannot stand behind.
How long does a report take?
Minutes, not seconds. Reading a full inspection report properly is real work, so it runs as a background job and we email you the moment the report is ready.
What if the inspection report is a scan?
Scanned PDFs work. You can also upload more than one document at a time: the inspection report, the action list, addenda, and anything else that came with it, up to ten PDFs of 25 MB each.
Can I take items out before it is priced?
Yes. Before pricing runs you see every extracted item and untick anything that should not be in the report: something the seller already handled, or an item outside the deal.
Are these numbers a quote?
No. The report gives cost ranges, and items that need an on-site evaluation are flagged as preliminary. Every report carries a standard disclaimer.
Working a deal that needs numbers?
Run a free report, or talk it through with the builder who would be doing the repairs.
