HHI Builders is a design-build remodeler on Hilton Head Island, South Carolina. HHI started in condos and still completes many villa and condo projects a year, working with the regime, HOA or COA that governs the property. The team understands elevator protection, noise and working-hour rules, and has materials delivered directly to the unit rather than staged on property, all under one fixed-price construction contract with no change orders.
What’s Included
Design, selections, construction and the workmanship warranty: one team, under one roof.
Design
Design starts with a discovery visit at your home, then moves into our design studio. Your designer develops the floor plan and elevations, walks you through them in 3D, and refines them with you until they are right. Design ends with a detailed estimate built from the finished drawings, which is what makes a fixed price possible.
Selections
Selections are made in the studio with your designer, not from a catalog on your own: cabinetry, counters, tile, plumbing fixtures, lighting and hardware. Each choice is priced as you make it, so you always know where the number stands. When selections are complete they are locked into the contract, and that is why the price does not change.
Build
Once cabinets arrive, on-site work moves quickly since HHI can normally turn cabinets around in about two weeks, so the schedule is driven less by cabinet lead times and more by plumbing, electrical, and structural or foundation inspections where they apply. A project manager is on site daily, overseeing the subcontract crews doing the work and inspecting it internally before it's considered done. Town inspections are scheduled by the director of construction, and results are logged in the portal the same day, so you always know where the build stands.
Workmanship warranty
One-year workmanship warranty on every project, measured against the National Association of Home Builders' Residential Construction Performance Guidelines.
Remodeling a villa in a gated community often requires a commercial general contractor's license, not just a residential one. HHI Builders carries both, so we can take on condo and villa work that many residential remodelers legally cannot.

What moves the number
- The finish level and quality of cabinetry, counters, tile and fixtures selected
- Logistics on Deliveries, Demolition, Equipment Needed, etc... if project is on higher floors
- Regime or COA approval requirements and protection of common areas during the work
- The building's rules on work hours, elevator use and noise, which set the schedule
Questions Homeowners Ask
Can you remodel a villa in a gated community?
Yes, HHI Builders remodels villas inside Hilton Head's gated communities. Every community has its own regime or HOA, so the first step is checking whether the owner or the regime owns the exterior, since that affects what can change and what approvals are needed. HHI works with all regimes and COAs, handles gate access, and follows each community's noise and working-hour rules. Materials are delivered directly to the unit rather than staged on the property, and the crew carries the insurance most regimes require. Villa and condo work often calls for a commercial general contractor's license, not just a residential one. HHI holds both, so gated-community remodels that many residential-only remodelers cannot legally take on are well within reach here.
How do COA/regime approvals work for villa remodels?
COA and regime approval works much like an HOA review, except some regimes also review interior work, not just exterior changes. Many require a deposit and a certificate of insurance before work can begin. HHI handles these approvals daily, since the company started in condos and still completes many villa projects a year. HHI holds a South Carolina Commercial General Contractor license, which most condo regimes require, along with the Residential Home Builder license. HHI also carries the insurance regimes ask for: workers' compensation, general liability, and umbrella coverage, and follows each community's noise and working-hour rules.
What are the rules for remodeling in Sea Pines / Palmetto Dunes?
Sea Pines and Palmetto Dunes follow the same general pattern as Hilton Head's other gated communities: exterior work needs approval from the community's architectural review board before it starts. Each community also sets its own working hours and marks off no-work days around holidays, and weekend work is allowed in some communities but not others. Because these rules vary by community, we confirm the specific requirements for your neighborhood before we schedule any work. That way your project moves forward without running into an approval or scheduling issue partway through.
Do villa remodels have different timelines?
Often, yes. Many villas on Hilton Head Island are used as rentals, and the regime or COA commonly allows remodeling work only between Labor Day and Memorial Day, closing the window during peak rental season. Before scheduling your project, check your specific regime's rules, since allowed dates vary by community. HHI Builders works within those windows and plans the build accordingly, so your project stays on track for the dates your community permits.
