Home Additions on Hilton Head Island

Home additions and attic conversions, designed and built under one fixed price.

Additions with HHI Builders

HHI Builders is a design-build remodeler on Hilton Head Island, South Carolina. Design and construction happen under one roof: a design agreement first, then a fixed-price construction contract with no change orders.

This page covers home additions and attic conversions, for homeowners who need more room without moving. Before anything is committed, the design team handles the survey, setbacks, ARB approval, engineering and a feasibility check, so you know what is possible before you commit to it.

What’s Included

Design, selections, construction and the workmanship warranty: one team, under one roof.

  • Design

Design starts with a discovery visit at your home, then moves into our design studio. Your designer develops the floor plan and elevations, walks you through them in 3D, and refines them with you until they are right. Design ends with a detailed estimate built from the finished drawings, which is what makes a fixed price possible.

  • Selections

Selections are made in the studio with your designer, not from a catalog on your own: cabinetry, counters, tile, plumbing fixtures, lighting and hardware. Each choice is priced as you make it, so you always know where the number stands. When selections are complete they are locked into the contract, and that is why the price does not change.

  • Build

Once cabinets arrive, on-site work moves quickly since HHI can normally turn cabinets around in about two weeks, so the schedule is driven less by cabinet lead times and more by plumbing, electrical, and structural or foundation inspections where they apply. A project manager is on site daily, overseeing the subcontract crews doing the work and inspecting it internally before it's considered done. Town inspections are scheduled by the director of construction, and results are logged in the portal the same day, so you always know where the build stands.

  • Workmanship warranty

One-year workmanship warranty on every project, measured against the National Association of Home Builders' Residential Construction Performance Guidelines.

  • Screened porches

$90 to $185 per sq ft

Example: A 320 sq ft screened porch typically runs $29K to $59K.

  • Sunrooms and four-season rooms

$150 to $325 per sq ft

Example: A 300 sq ft sunroom typically runs $45K to $98K.

What moves the number

  • The foundation and roof tie-in to the existing house
  • Whether the addition goes up (adding structure, stairs and temporary weather protection) or stays at ground level
  • Matching the existing exterior finishes
  • How much of the new space is kitchen or bath rather than open living area

Questions Homeowners Ask

What does a home addition cost on Hilton Head?

A home addition on Hilton Head typically runs $550 to $750 per square foot. A 250 sq ft addition, for example, usually falls between $138K and $188K. That range covers design, selections, construction and the workmanship warranty under one fixed price, with no change orders once the build contract is signed. The exact number for your project depends on size, finishes and site conditions, which is why HHI starts with a feasibility check and a room-by-room cost range before anything is committed.

Can I add a second story?

In many cases, yes. Adding a second story usually means adding new structure and footings, and in some cases a second story can be built on new structure inside the existing walls, which involves significant demolition below. Homes with adequate existing footings tend to be the best candidates. The main limit is architectural review board height rules. In a plantation community, you normally cannot exceed the existing roof height, so a low roofline can rule it out. HHI confirms what your home can support as part of the feasibility study, alongside the survey, setbacks, ARB approval and engineering review that come before anything is committed.

Can you convert an attic into living space?

Often, yes, but it depends on how the attic was originally framed. The key factors are headroom, whether there is room to add a proper staircase, and whether the existing ceiling joists are strong enough to serve as floor joists, or can be reinforced to do so. Attics that were framed as bonus rooms tend to convert well, since much of that structural groundwork is already in place. If your attic doesn't check those boxes yet, it doesn't necessarily rule out a conversion. It just means more of the structural work has to happen first. A design conversation is the best way to find out what your attic can become.

How do setbacks and community regulations affect additions?

Setbacks limit how close an addition can come to your property line, and most additions cannot cross that line unless the existing home already does, in which case a variance from the ARB is possible. Community rules add another layer: any outdoor or exterior work in a plantation, and some areas outside them, needs ARB approval before the Town will accept a permit application. HHI's design process checks both before anything is committed. The survey, setbacks, ARB approval, engineering and a feasibility check all happen up front, including a conceptual submission to the ARB, which typically responds in one week to one month depending on the plantation. That way you know what is possible before you commit to it.

Why can’t I build an ADU on Hilton Head?

The Town of Hilton Head Island does not permit accessory dwelling units. Its Land Management Ordinance has no ADU use category, and a unit with its own kitchen and bath counts as a separate dwelling. A second dwelling on one lot is only allowed where the lot's zoning density permits two homes, which is rare on the island, and most plantation covenants prohibit it regardless. If you need more room, an addition is the path that works: a guest suite, office or in-law space built without a second kitchen. HHI's design team can walk through what your lot and community allow before you commit to anything.

What a client said about their additions project

“We had a very positive experience working with HHI Builders on the design and construction of our new front entrance, which included a porch, metal roof, new door and gable. From the beginning, the process felt very collaborative, and the team was genuinely excited about the project. As with most construction projects, there were a few bumps along the way. In our case, we experienced torrential rain (and not just a little rain) during the same week our new roof was being installed, which resulted in water getting into the house. HHI Builders didn’t hesitate. They showed up on a Friday evening, in the rain and lightning, to cover and secure the roof. That moment (3 hours getting soaked in the roof) really stood out to us. We also had an issue with some framing, which was corrected and made right at no additional cost. Just as important, what we agreed to upfront is exactly what we were charged at the end. Having that clarity made it much easier to make confident decisions throughout the renovation. We worked closely with the owner, the design team, and our on-site supervisor, and every interaction was professional and respectful. Dalton and Taylor, in particular, were a pleasure to work with. I truly enjoyed working with both of them. They were responsive, thoughtful, and genuinely cared about getting things right. Beyond this project, they’re simply great people. We absolutely love the new look of our home and felt very fortunate to be one of HHI Builders’ clients. We would happily recommend them to anyone considering a renovation or building project.”
