Outdoor Kitchens, Sunrooms, Decks and Screened Porches on Hilton Head Island

Outdoor kitchens, sunrooms, decks and screened porches, designed and built under one fixed price.

Outdoor Living with HHI Builders

HHI Builders is a design-build remodeler on Hilton Head Island, South Carolina. Design and construction happen under one roof: a design agreement first, then a fixed-price construction contract with no change orders.

HHI Builders designs and builds outdoor kitchens, sunrooms and four-season rooms, decks and screened porches for homeowners on Hilton Head Island. Whether you want a shaded spot to grill or a screened porch for year-round coastal living, the same team carries the project from design through the final build.

What’s Included

Design, selections, construction and the workmanship warranty: one team, under one roof.

  • Design

Design starts with a discovery visit at your home, then moves into our design studio. Your designer develops the floor plan and elevations, walks you through them in 3D, and refines them with you until they are right. Design ends with a detailed estimate built from the finished drawings, which is what makes a fixed price possible.

  • Selections

Selections are made in the studio with your designer, not from a catalog on your own: cabinetry, counters, tile, plumbing fixtures, lighting and hardware. Each choice is priced as you make it, so you always know where the number stands. When selections are complete they are locked into the contract, and that is why the price does not change.

  • Build

Once cabinets arrive, on-site work moves quickly since HHI can normally turn cabinets around in about two weeks, so the schedule is driven less by cabinet lead times and more by plumbing, electrical, and structural or foundation inspections where they apply. A project manager is on site daily, overseeing the subcontract crews doing the work and inspecting it internally before it's considered done. Town inspections are scheduled by the director of construction, and results are logged in the portal the same day, so you always know where the build stands.

  • Workmanship warranty

One-year workmanship warranty on every project, measured against the National Association of Home Builders' Residential Construction Performance Guidelines.

Questions Homeowners Ask

What does outdoor living cost on Hilton Head?

Outdoor living costs on Hilton Head depend on which project you build and how large it is. Screened porches run $90 to $185 per square foot, decks run $75 to $125 per square foot, outdoor kitchens run $100 to $500 per linear foot of counter run, and sunrooms or four-season rooms run $150 to $325 per square foot. Within each, the finishes, materials and utility work chosen move the number. Design and construction happen under one roof, with a design agreement first and a fixed-price construction contract after, so the number you agree to is the number you pay. A project walkthrough gives you a range specific to your home.

What does a screened porch cost on Hilton Head?

A screened porch on Hilton Head typically runs $90 to $185 per square foot. A 320 sq ft screened porch typically costs $29K to $59K. The final number depends on a few things: the roof structure and whether it ties into the existing roofline, whether the porch sits on a new slab, piers, or an existing deck, the flooring and ceiling finishes chosen, and the screen system, lighting and fans added. Design and construction are handled under one roof, with a fixed-price construction contract after design, so the number you agree to is the number you pay. For a range specific to your home, a project walkthrough is the next step.

What does an outdoor kitchen cost on Hilton Head?

An outdoor kitchen on Hilton Head typically runs $100 to $500 per linear foot of counter run, so a 30 lin ft outdoor kitchen typically runs $3K to $15K. That price is priced per linear foot of counter run and covers the cabinetry, countertop, appliances and the utilities behind them. The number moves with the appliances and countertop material chosen, the length of the run, and how far gas, water and electric have to be brought to the kitchen. The patio or deck the kitchen sits on is priced separately, per square foot, under decks, so one slab is never priced twice. For a number specific to your home, a project walkthrough and room-by-room range is the next step.

What does a sunroom or four-season room cost on Hilton Head?

A sunroom or four-season room on Hilton Head typically runs $150 to $325 per square foot. A 300 sq ft sunroom typically runs $45K to $98K. Design and construction are handled under one roof, with a design agreement first and a fixed-price construction contract after, so the number you agree to is the number you pay. For an estimate specific to your home, a project walkthrough and room-by-room range is the next step.

What does a deck cost on Hilton Head?

A deck on Hilton Head typically runs $75 to $125 per square foot. A 600 sq ft deck typically runs $45K to $75K. The number moves with the decking and railing materials chosen, whether composite, cable or metal, the height of the deck above grade, which sets the foundation and inspection requirements, and the amount of stairs, railing and built-in features. The foundation type matters too, since footing, rebar, concrete, anchor bolt, masonry or piling work each call for their own inspections. For a number specific to your home, a project walkthrough and room-by-room range is the next step.

What’s the permitting process for outdoor structures on Hilton Head Island?

Outdoor structures on Hilton Head Island are permitted through the Town of Hilton Head Island, except in Windmill Harbour, which is permitted by Beaufort County. If the project sits in a plantation, or in some areas outside one, it needs ARB approval before a permit application can even be submitted: the ARB reviews a concept and issues an approval letter, and the Town will not accept the permit without it. HHI Builders handles the permit pull. Turnaround runs from as little as two days for a simple freshen-up to one to five weeks for most projects, and up to five weeks for structural work that needs engineering and plan review.

What materials hold up best in the coastal climate?

The materials that hold up best on Hilton Head are composites, pressure-treated framing, metal or cable railings, cement-board siding and trim, and windows clad in metal or fiberglass, or vinyl. Composite decking and trim resist rot in the coastal humidity, pressure-treated framing stands up to moisture underneath, and metal or cable railings shrug off salt air without the upkeep that bare wood needs. Cement-board siding and trim hold paint and shape better than wood siding over time. HHI Builders specifies these materials on outdoor kitchens, decks, screened porches and sunrooms for that reason. Any outdoor structure also needs ARB approval before work starts, and the foundation type (footing, pier, piling, or slab) determines which inspections apply.

What a client said about their outdoor living project

“HHI builders did excellent work. They showed up on time every day and completed the work on schedule. Communications were very good. Issues and deviations from plan were clearly explained beforehand. Charlie (owner) stopped in almost every day to review progress. Pricing seemed somewhat high but we did not get competitive bids so not sure.”
