About
Our Story
How HHI Builders came to work the way it does, and why the price on the contract is the price you pay.
Why HHI Builders Exists
HHI Builders did not start as a remodeling company. Danielle and I were buying condos on Hilton Head Island, renovating them and renting them out. The buyers and their realtors kept asking the same thing: would we remodel for them too.
In 2018 we said yes and made it a company. What we set out to do differently was simple to say and hard to do: plan the whole job before the first hammer, tell the homeowner the real price, and then keep our word.
Why Change Orders Are Broken
The promise the company was built around, and the problem it answers.
A change order is a bill that arrives after you have already committed. It turns up when something was missed in the estimate, when a supplier price moved, or when the drawings were never finished before the work started, and by then the walls are open and the project is halfway to done. The homeowner carries a risk they were never told they were taking.
HHI Builders does not work that way. Every project is fixed price. The design is finished and the scope is written down before anything is signed, and after that the estimating risk belongs to us.
Every homeowner we met had the same story: the bid was one number and the final bill was another, and nobody could explain the difference. Change orders had become the way the industry made its money.
So we committed to a No Change Order Guarantee on our design-build work. It cost us something to do that. It means design and selections have to be finished before we price, and it means we carry the risk when something behind a wall surprises us. We decided that is exactly the risk a homeowner is paying a professional to carry.
Where We Are Going
We moved into our own 5000 square foot building in 2026, with a 2,000 square foot design studio where clients see their project before it is built. The team is fifteen people now: designers, project directors, project managers and the office that keeps every job on schedule.
What stays the same as we grow is the promise. One team, one price, and a client experience we would want for our own home. That is the standard, on Hilton Head Island and anywhere in the Lowcountry we build.
See what the promise looks like finished.
Every project on the site was built under the same fixed-price construction contract described on this page.
